In this project, we delivered a comprehensive solution that included fire system inspection, strategic upgrades, and long-term maintenance planning. Our approach was not only to meet compliance requirements, but also to protect lives, safeguard property, and ensure uninterrupted business operations for the client. This case highlights how proactive fire protection can add lasting value to both safety and building performance.
A brand new Class 2 apartment building with a Class 7a car park, comprising 71 residential lots.
Upon handover of the building to the strata management, we provided a one-time free inspection of the fire safety systems within the common property. This included checking the fire seals, smoke seals, fire detection systems, sprinkler system, and reviewing the performance solutions. A detailed inspection report was also provided to ensure that any defects could be promptly submitted to the builder for review and timely rectification.
It is a Class 2 apartment building with a Class 7a car park and Class 6 retail, comprising around 140 lots.
The building received a Council Order due to the failure to submit the AFSS in a timely manner. After communicating with the client, it was discovered that the delay was caused by unresolved fire seal issues. However, the key issue was the lack of timely communication with the Council regarding the building’s current condition—particularly its financial situation.
We promptly engaged with the Council to explain the situation and held a meeting with the owners to discuss an action plan and estimated rectification costs. A repair strategy was developed and communicated to the Council accordingly. During the repair process, we continued to provide updates to the Council regarding the progress.
Ultimately, the issues were resolved within a timeframe and budget acceptable to the building, while successfully avoiding any penalties from the Council.
This building has had fire seal issues since it was constructed, but these were never identified or raised until recently. After being contacted by the client, we provided a clear explanation based on the current condition of the building. We also clarified the relevant compliance standards and highlighted other existing issues within the property.
We promptly assisted the client in addressing the immediate concerns while ensuring they understood the applicable regulations and outstanding issues. This proactive approach enables the building to be better prepared for the next stage of financial planning.
